When will my rent be due?

Usually rent is paid by a direct debit or similar and will leave your account 3 days prior to the rental due date in order to be in the recipients account on the due date (the due date can be the date you move in or can be arranged for a more suitable time of the month).

What happens if I have problems paying my rent?

Any problems with late rental payments should be conveyed to us at the earliest opportunity so suitable arrangements can be made. Arrears letters will be issued if rent remains outstanding beyond 5 days after it was due and interest may be charged until payment is met.

If I have any problems during my tenancy who do I speak to?

If you property is fully managed then do not hesitate to contact our offices immediately.

If the property is not fully managed when the tenancy begins you will be supplied with the full details of your landlord who can be contacted on any issues.

If there are problems with the landlord of the property, who can help?

In the first instance contact our offices and we will attempt to mediate on any issue where possible. The Citizens Advice Bureau may also be able to advise if there are persistent problems.

Am I responsible for contacting the utility companies after I move in?

Yes, the utility firms will need you as a tenant to setup your account with them directly and to contact them again when you leave, taking care to provide meter readings.

Should I want to leave the property what action should I take?

Notice details will be included in your original lease agreement and can vary but in most cases written confirmation and a notice period of at least one month will be required to vacate the property. The original lease agreement should always be checked when serving notice.

How can I cancel my payments at the end of my tenancy?

You should contact your bank directly to cancel your direct debit once the last payment has left your account and any balance on the property has been settled.

Where should I return my keys at the lease end?

This can be arranged at the time of the lease end but would usually require the keys to be dropped back at the LS1 office who set up the original agreement.

Will I incur any penalties if I cancel my lease agreement early?

You will usually be liable for rent up until the end of the tenancy but please discuss the individual contract with LS1.

If the landlord agrees to find a new tenant then your liability will be reduced to covering the landlordís commission and any other expenses from when the property is re-let. Payments would be calculated on a pro-rata basis for the unexpired term of the contract.

When will I have my deposit returned?

Once the check-out has been conducted, the property has been cleaned to a satisfactory standard and we have received instructions regarding the deposit from the Landlord, the money will be returned to your account.

This usually takes no more than 28 days.
